1 Introduction

Möller & Partners ("M&P" or the “Company”) is a leading Swedish real estate investment and asset management firm seeking to create long-term positive value for its investors and partners with through active sustainable operations. The starting point for M&P’s sustainability work is that sustainable development is achieved through environmental, social and organizational responsibility towards customers, employees, owners and society at large. The purpose of M&P's sustainability policy is to establish a framework for our sustainability work which is adopted by and followed up in coordination with the Company’s board of directors.

2 Background and Purpose

M&P strives to be a leading example for sustainable operations. The main purpose of this sustainability policy is to set guidelines for how the sustainability work within M&P should be conducted. Sustainability work shall be an integrated and natural part of the business, which is based on participation and commitment. M&P strives to contribute to sustainable social development and conduct sustainable operations in all parts of its business. Sustainability shall be a fundamental and guiding principle for all activities within M&P.

3 Definition of Sustainability

Our sustainability policy is based on the ten principles that together make up the UN Global Compact. The principles reflect M&P's views on human rights, working conditions, the environment and the fight against corruption.

Principle 1: Businesses should support and respect the protection of internationally proclaimed human rights; and

Principle 2: Make sure that they are not complicit in human rights abuses.

Principle 3: Businesses should uphold the freedom of association and the effective recognition of the right to collective bargaining;

Principle 4: The elimination of all forms of forced and compulsory labour;

Principle 5: The effective abolition of child labour; and

Principle 6: The elimination of discrimination in respect of employment and occupation.

Principle 7: Businesses should support a precautionary approach to environmental challenges;

Principle 8: Undertake initiatives to promote greater environmental responsibility; and

Principle 9: Encourage the development and diffusion of environmentally friendly technologies.

Principle 10: Businesses should work against corruption in all its forms, including extortion and bribery.

4 Scope

This sustainability policy covers all M&P employees. Together, we are responsible for maintaining and complying with this sustainability policy. 

Möller & Partners strives to make sure that its partners and other important stakeholders share these values through its comprehensive procurement process, agreements, and by monitoring ongoing relationships. Our contractors and suppliers are requested to confirm their ambition to comply with section 3 of this document (the ten principles on which our sustainability policy is built) as part of procuring our most important assignments and agreements. 5 Commitments and Sustainability Goals

For M&P, sustainability work means taking current and future generations into account and taking long-term responsibility in our daily operations. M&P thereby intends to contribute to a sustainable society by conducting its operations in an environmentally, socially and organizationally sustainable manner.

Below is an account of the various areas in which M&P's sustainability work is focused, as well as the principal goals that govern each area. Specific goals within each of these areas are detailed in the Sustainability Status Report within the framework of the Company's business plan which is annually updated and adopted by the board of directors.

In addition, the Company supports the UN's 17 global goals and is committed to particularly focus on and implement goals 11 and 12 in our daily operations:

5.1 Environmental Sustainability

For M&P, environmental sustainability means that business is conducted in such a way that the earth and its natural resources are not negatively impacted over time. M&P undertakes to strive to reduce our environmental impact in all areas of operation. This commitment includes being economical with our use of resources, in everything from office supplies to energy consumption, setting requirements for the products and materials we use and ensuring that waste management takes place in an environmentally friendly manner.

In addition, M&P shall contribute to an ecologically sustainable society by, as far as possible, limiting the office's purchases to eco-labelled, organic and/or locally produced alternatives. Furthermore, M&P shall, as far as it is commercially justified, strive for climate-smart travel.

5.2 Social sustainability

M&P shall work for a society that values human rights and equality. M&P's operations shall be conducted in a responsible manner regarding the health and well-being of those affected by the company's operations. The company has a goal of reducing employee sick days through proactively encouraging well-being and decisions that lead to a healthier life. M&Ps goal in to have no work accidents.  

In line with M&P’s support of UN SDG goal 11, the Company has a tradition of donating a portion of its proceeds to support community development and will continue to do so. Since 2006, M&P has made a significant contribution to UNICEF, specifically, “Företag för Malawi”. Furthermore, M&P strives to support at least one local charity project. In choosing a project, M&P looks to participate in projects that aim to make a positive impact on local communities.

5.3 Organizational Sustainability

5.3.1 Ethical Approach

M&P is committed to acting with integrity and high business ethics and morals. Everyone who works within M&P shall work together to create trust in M&P's operations and advocate zero tolerance towards all forms of corruption, giving and receiving bribes, bribery, money laundering or unauthorized restriction of competition. Representation, travel and conferences may on certain occasions be an element of work; however, all representation must then be characterized by moderation. 

5.3.2 Financial Responsibility

M&P intends to run a profitable business that contributes to the company's operational and financial stability, economic growth and long-term and sustainable development of its real estate portfolios under management.

5.3.3 Employment and Working Conditions

M&P is of the opinion that satisfied and engaged employees contribute to the company's development and profitability. M&P undertakes to incorporate ideas and initiatives from employees and to ensure that employees have a good work-life balance. 

M&P is committed to ensuring that our recruitment process is equal from start to finish. The Company strives to be an attractive employer for both existing and potential employees.

 5.3.4 Equality

M&P strives to be an inclusive employer that embraces diversity. A variety of gender, age and background provides a greater selection of talent, which in turn strengthens innovation and competitiveness.  

5.4 Legality

M&P's basic requirement is to ensure that the company's operations, as a minimum, fall within the framework of relevant legislation and other legally binding requirements. We respect and follow environmental legislation, safety requirements and other regulations relating to our operations. M&P considers regulatory compliance to be a minimum level of our operating standard. 

6 Responsibility, Control and Compliance

This sustainability policy forms the framework for M&P's sustainability work. We intend to continuously develop and improve our work with sustainability issues and this policy is therefore reviewed annually and amended or supplemented as necessary. This is mainly implemented by including the specific goals noted in the Sustainability Status Report within the framework of the company's business plan.

M&P’s CEO is responsible for the accuracy of the content of this policy and for submitting proposals for changes to the board if necessary. In addition, the CEO has overall responsibility for ensuring that the policy is properly communicated, that all stakeholders understand and follow the policy, and that any measures in connection with known or reported policy violations are taken. Alongside the CEO, each business area manager is responsible for ensuring that the employees assigned to each business area follow the policy. M&P's code of conduct describes how reporting of possible policy violations is done and what applies if the policy is not followed. Those covered by this sustainability policy has an obligation to report any violations.

This sustainability policy has been approved by the board of M&P Management AB, org. No. 559308-8676.

7 Education, Documentation and Communication  

M&P strives to develop knowledge and awareness within the area of sustainability among all employees through seminars, discussion forums and other educational opportunities in sustainability issues. 

M&P undertakes to document our work towards reaching specified goals in our status reporting to the board of directors and to our employees. The status report is updated annually as part of the Company’s business plan and budget process and in connection with the review of this sustainability policy.

This sustainability policy is accessible on Company’s intranet and its contents are communicated and discussed companywide on an annual basis. That all employees have read and undertake to follow M&P's sustainability policy is ensured by signature in the company's internal receipt list. 

M&P's sustainability policy is communicated externally through visibility on M&P's website.
